The site is located within the united protected zone of monuments of history and culture of St. Petersburg, in the southwestern part of the Petrograd Side.
Building in this part of the city is heterogeneous and represented by buildings erected in the 19th and 20th centuries. The town-planning situation at present makes it possible to see the projected building as a component of the city area.
      The northeast segment of the building site visually closes the axis of Pionerskaya ulitsa from the Admiral Lazarev embankment to Chkalovsky prospekt.
      In order to create a vivid landmark for traffic traveling along Pionerskaya ulitsa towards the center, as part of the project it is planned to place a high-rise dominating feature in this part of the block.
      The building on Pionerskaya ulitsa is a structure with a different number of floors, which move in the northwest segment of the site to a high-rise dominating feature. The inclined sections of the wall alternate on each floor with vertical sections, shifting the mass of the building deeper into the block – the further it goes, the higher the building becomes.
The building on Malaya Grebetskaya is a structure similar to the building on Pionerskaya. The height is based on the requirements of insulation. The main section is a horizontal one-floor structure with a smooth rise up to 7 floors towards Muzykantsky pereulok.
